Coto de Caza’s Pixie Dust – Dues Increase Fatigue Posted By CotoBlogzz

PM Although there is trouble in paradise, at least some of the boards in Laguna Woods Village, are doing the prudent thing and demanding that the property management company institute an immediate wage freeze on non-union employees. Not so in Coto de Caza – using a series of questionable surveys as justification, the board of directors decided on a third dues increase in just five years in order to continue funding an otherwise infamous trickle up welfare program. Or as former CZ board member Joseph Morabito may say, Dues Increase Fatigue: Folks, it is outrageous that CZ has not gone out to bid for Property Management Services since I implemented a proper supplier selection process eight or nine years ago when at the same time the Varo/Mezger/ Yocham Board has raised dues three times in five years. This is a clear case of mismanagement and violation of fiduciary responsibility to protect the interests of our Members. It is a lot of work which is the reason we need a standing Supplier Selection and Contract Management Committee. If the CZ Board had implemented proper procurement procedures and dealt with the subsidies going the freeloaders in our midst, these dues increases could have been avoided altogether or minimized and we would not be at a Reserve level of 50% or less which is way below where we should be. This is all just blatant mismanagement. What else can it be called??? Joseph Morabito
