Call for Coto de Caza Board Candidates - Any One But Varo/Mezger

January 29, 2007

Traditionally, the Coto de Caza elections are shrouded in secrecy, but has been ratcheted a few notches after Varo/Mezger showed up on the scene circa 2003.  To add salt to the wound, there were a good number of irregularities during the 2006 elections, including using the general manager and property management company employees actively solicit delegates sympathetic to the Varo/Mezger regime – all this chronicled in previous issue of the CotoBuzz Journal.

So we are pleasantly surprised that formed Coto de Caza board of directors Joseph Morabito has issued a public call for candidates:

“Hello All:  It is not too soon to begin recruiting candidates to run for the CZ Master Board in May who are committed to sound fiscal management and understand the concept of fiduciary responsibility.  In the event Bob Varo and Jerry Mezger choose to run again, a nightmare scenario, it is critical that other qualified candidates step forward to deny them another term.  A vote for Varo/Mezger is a vote for more dues increases and more fiascos in Coto.  It really is that simple.  As such, concerned citizens should begin identifying qualified candidates who can commit the time to doing a good job.  Otherwise, we may be stuck with Varo/Mezger for another term which is almost as scary as the Clinton ’s getting back into the White House.  If that happens, I will need Prozac and under mind numbing drugs to get through it all.  Joe Morabito”

We think Morabito’s call is not only spot on, but all candidates who may be thinking about running for a Coto de Caza delegate/board seat, are encouraged to submit their intent not only to Keystone, the property manager, , but also to other media outlets, such as the OC Register,  the Coto Discussion Forum or CotoBuzz.  The reason is that during the past elections, Keystone and the board manipulated the process and the outcome.

Yes, I would say that the shenanigans during the last election with the Larkin resignation the week after the last election was an act of deceit and purposeful manipulation of CZ’s electoral process implemented by Varo, Mezger, Hill and Larkin to deny a Board seat to candidates running for election that year.  It is clear that Varo, Mezger and Hill very well knew that Sean Larkin was going to resign shortly after the election because apparently he was already working in another location far from Coto.  This information was withheld from CZ Members to force an appointment rather than insure the election of a new Board Member.  This was a despicable act of corruption designed to support all the piggies feeding at the trough.  Joe Morabito

Hi Joe:

The L-Factor (Larkin incident) not withstanding, there were major irregularities chronicled in the CotoBuzz Journal, including having the General Manager and other Keystone employees actively solicit delegates sympathetic to the Varo/Mezger regime, sending incorrect information to certain districts, mis-inform residents about the number of board members, disregarding election cut-off dates, etc., etc. BUZZ

Hence the reason there are new laws “micro managing” association elections.  No doubt there have been numerous complaints throughout California from Association Members concerning their Board elections which is probably what caused enactment of the legislation.  Clearly, Varo/Mezger and their suppliers, either out of ignorance and/or willful intent have played games with our elections.  So if they were ignorant of the rules, they are incompetent.  If they purposely manipulated CZ Board elections, they are corrupt.  In Varo/Mezger’s case to be fair to them, we probably should split the difference and just assume they were both ignorant and corrupt.  Joe Morabito
