Coto de Caza Dealing with the Estates and Village People By Joseph Morabito, Former Coto de Caza (CZ) Board member September

Before
the Coto de Caza (CZ) Board of directors raises dues again in 2007 on CZ
Members, the Board must deal with the subsidy provided the Estates and Village
people to be fair to CZ Members. Since the Estates and Village people
pay not one dime to support CZ, I suggest that they be charged $500 per year,
per car for each transponder. And, or we can sell them plastic resident
passes to enter our gates in the visitor line for $250 per year, per car.
We must guarantee them access; but the idea that they pay the same fees as our
Members who currently pay $2,400 per year and probably going up in 2007, plus
separate transponder fees is just plain ridiculous.
It
is time for the CZ Board to bite the bullet and get this done no matter the
consequences. Supposedly, we now have the ability to turn specific
transponders off. If that is the case, we can easily implement this new
fee structure. And, so that it is not discriminatory, the Board should
develop a higher non-member fee structure that should be applicable to obtain
transponders, permanent guest passes and fees for use of our sports park and
other facilities. It is perfectly appropriate that non-CZ members of the
golf and equestrian clubs and other people, if they are given transponders
should pay the higher fees as well. When the CZ Board I served on
installed the transponder system, we always envisioned that there would be a
higher fee structure for non-members as we rolled out later phases of
installation. We just were not there to get it done.
I
know this will all be tough for Varo and Mezger who are big wills at the
country club; but it is time that they start representing all CZ Members
instead of their rich friends who are not paying their fair share. Come
on, Bob and Jerry, how about telling your friends that they are freeloaders.
Let’s just tell it like it is. They may whine and cry a bit; but
boohoo for them. They will get over it! Joe Morabito

The plan I am suggesting would raise about $500,000 a year which would make a
dues increase in 2007 and beyond totally unnecessary. Isn’t it
time for the people in the Estates and the Villages and other non-CZ Members
to pay their fair share? I think so!

Joe: Your
proposal is extremely generous but a great start: Consider that your proposal does not even come close to
funding security services consumed by the Estates/Villages, much less wear and
tear of roads and infrastructure. Remember
that an unusually high number of gate runners come from the Estates and Villages
– perpetrators should not only be required to pay for damages, but also be
penalized as a possible deterrent. Then
there is the Estates/Villages service providers: Also, not only contribute to wear and tear, but have no
ownership of the common areas. It
is not too difficult to envision what the consequences are – All
Estates/Villages service providers should all be charged an access fee, over and
beyond what the Estates/Villages residents pay.
